How We Built Breezy's Comp Engine (And Why Agents Stay In Control)

For years, agents have spent hours digging through MLS records, reviewing photos, comparing neighborhoods, and evaluating condition. Important work. Also time you could spend on something only you can do.

When we built Breezy's comp engine, we weren't trying to replace that process. We were trying to remove the busywork around it.

What Breezy Actually Does

Breezy analyzes hundreds of signals: comparable sales, location, property characteristics, photos, listing descriptions, neighborhood context, and transaction history.

Instead of manually sifting through dozens of options, Breezy surfaces the strongest candidates and generates a suggested valuation. The reasoning is visible — which comps made the cut, how they were weighted, and why.

This matters. Most AI pricing tools are black boxes. You get a number with no explanation. Agents won't trust a system they can't interrogate. And they shouldn't.
