How to Build a Winning Comp Report in Minutes
There's a part of every agent's job that nobody talks about enough: the grind before the insight.
Before you can tell a client what their home is worth, you're deep in your MLS portal. Filtering. Comparing. Eliminating. You're cross-referencing square footage, pulling up street views, accounting for the neighborhood quirks nobody outside the market would know to factor in.
That work requires your expertise. It also eats your time.
The best comp reports have never been about finding data. They've been about interpreting it. Here's how to do that faster.
Step 1: Start With the Subject Property
Before Breezy can surface meaningful comps, the subject property data needs to be right. Square footage. Lot size. Condition. Year built. If the MLS record is stale or incomplete, the comps that come back will reflect that.
Take sixty seconds to review and adjust what's off. This is your foundation.
Step 2: Review the AI-Suggested Comps
Breezy analyzes photos, listing descriptions, location, condition, geospatial data, and subdivision-level context to surface the strongest comparable properties. You get a curated shortlist with an accompanying estimate — not every nearby sale, just the ones most likely to belong.
Review each one. The reasoning is visible: why it was included, how it was weighted, what signals drove the selection. This isn't a black box. It's a starting point you can interrogate.
Step 3: Apply Your Local Market Expertise
This is where the comp report becomes yours.
No AI knows that the sale on Elmwood had a layout agents understood wouldn't command full value. No AI knows the seller renovated last spring. No AI has ten years of working the neighborhood.
Toggle off the comps that don't belong. Add ones the AI missed. Adjust the subject property data if needed. This is the step no tool can replace. It's the step that separates a good comp report from a great one.
Step 4: Refine the Pricing Range
Use Breezy's estimate as an anchor, then layer in what you know: market psychology right now, seller timeline, competitive inventory, what you've observed that data doesn't capture.
The number you land on is yours. Breezy gets you there faster.
Step 5: Generate a Client-Ready Report
Once the comp set is right, Breezy generates a polished, branded report. Formatted and ready to share. No reformatting. No copy-pasting into templates. No extra hour of cleanup before a listing appointment.
You walk in with something that looks like you spent the morning on it.
The Real Work
A great comp report has never been about finding data. It's about interpreting it.
The future isn't agents spending less time thinking. It's agents spending less time searching.
Less time searching. More time advising.
